In a year that is set to see bridging smash through the £2bn mark by the end of December, the latest research from the West One Bridging Index shows gross short term lending is continuing to outpace traditional mortgage loans by some 50 times over, which is a staggering statistic.
The Council of Mortgage Lenders (CML) estimated just a 1.4% annual expansion in gross mortgage lending between 2011 and 2012, a 61% decline from the levels achieved in 2007.
Compare this with the stellar performance of gross bridging lending, which rose 72% over the same period and you begin to see just how important short term lending has become within the property sector.
