Established in 2005 and with our history in bridging finance, we have grown extensively to now offer a complementary portfolio of specialist lending products.


We have a dedicated team of experts including sales, operations and underwriting, on hand to support brokers, property professionals and borrowers who have more complex circumstances, and who might benefit from a more personalised approach to find a solution that best fits their needs.

Nicholas Jones

I have been in the specialist lending industry for over 20 years across all residential and commercial long and short-term lending.  Specialising specifically in assisting intermediaries to support their clients with their funding requirements. 


I joined West One in June 2021,  I am responsible for the overall New Business and Distribution Strategy for the short term finance proposition. 


Fun Fact - I am well known in the marketplace for my friendly collaborative approach to the business unless you find me on the golf course where I spend at least 4 hours feeling pretty disappointed with myself.

I am head of sales for bridging & development finance, I have been with West One for 6 & a half years, I have been in financial services for 17 years, so I have a wealth of experience and knowledge.


I am passionate about being able to see a deal complete, from end-to-end, and be able to move quickly to get it over the line. It gives me great job satisfaction to play a role in making that happen. Our industry is built on existing and new relationships, so this is key for me.

From the early days back in 1994, I was offering pure vanilla bridging to my Barclays Premier clients who were downsizing to then offering a more creative type of bridging to my own clients as an IFA and bridging broker.


I have seen nearly every aspect of bridging from every angle possible, whether it be as a Lender, BDM, broker or client. I have seen it and done it all.


I have also spent six years working with a family-run development business where I was fully immersed in the deep end of development finance.


Fun Fact – I am a die-hard fan of West Ham.

Matthew Watson

My first role in the financial services part of the industry was through Enterprise Finance as a BDM (part of Enra Specialist Finance). Overall, I have now been working in the property industry for 9 years and in property finance for 6 of those.


I love being able to help people achieve their goals, be that moving home or completing development for investment reasons. I love doing deals and there’s no better feeling than being able to call my introducer or client to give the good news and let them know their loan has been completed.


Fun fact - In 2019 took part in an organised “banger rally” for Charity driving from Cornwall to Morocco in fancy dress, raised over £2000 for Alzheimer's UK.

Laura Toke

I have been in the industry for 7 years working as a bridging and development finance broker at SPF and Enness. Having worked for one of the largest brokers and packagers in the UK,  I understand the market and the needs of brokers.


Fun Fact - I love animals especially horses, growing up I wanted to be a professional and used to compete in showjumping until I was 16.
